The average sales price for a single family home was $170,102 in
2004 (partial year). The median sales price that year was $157,000,
compared to a statewide median sales price of $162,000.

55,937 households in St. Lucie County (65%) are made up of 1-2 persons
in 2005. 24% of these households pay more than 30% of income for
rent or mortgage costs.
22,209 households in St. Lucie County (26%) are made up of 3-4 persons

Purchase Assistance
- The St. Lucie County
Housing Department administers
the state and federal housing programs for down payment/closing
cost assistance to purchase a home, and through a partnership with
Habitat for Humanity, to rehabilitate existing homes for low income
families.
There is often an affordability "gap" caused by the lack of funds
for down payment and closing costs that presents a barrier to homeownership
for many families. A larger down payment means smaller monthly housing
expenses or sometimes a larger house. St. Lucie County has programs
designed to make it possible for eligible families to cross that
affordability "gap" by providing the funds necessary to make a larger
down payment and/or pay closing costs when purchasing a home for
the first time.
St. Lucie County
also has programs designed to assist homeowners with home repairs
in order to resolve code violations or health and safety concerns.
The County works closely with St. Lucie County Habitat for Humanity
to provide repairs to homes owned by eligible households in the
unincorporated areas of the county.

Housing Initiative Partnership (SHIP) provides funding to assist
first time homebuyers with down payment/closing cost assistance
to purchase a home and/or, rehabilitation assistance to existing
homes for low income families.

Housing Recovery Program (HHR)
Assists low income households with:
- Repair/Replacement of Housing
- Home Purchase
- Housing Re-entry and Eviction/ Foreclosure
and Prevention Assistance
- Capital to Leverage Other Private
& Public Resources
Developers/Builders may also be assisted
to construct workforce housing by:
- Construction and Development Financing
- Acquisition of Building Materials
- Leveraging Other Private & Public Resources
Small
Cities Community Development Block Grant Program (CDBG) is a
program that assists with rehabilitation/reconstruction of homes.
Community
Development Block Grant Disaster Recovery Initiatives (CDBG DRI)
will be assisting households in the South 26th Street area with
water, sewer, and drainage improvements.
HOME
Again assists households with repairs due to the 2004 hurricanes.
Weatherization
Program (WAP) assists low income families to reduce heating
and cooling costs by improving the energy efficiency of the home.
Water
Savings Incentive Program assists low income families to reduce
their water usage through replacement of older toilets, faucets,
and shower heads. Funding is provided through the South Florida
Water Management District.
